MORTGAGE RENEWALS
Renewing your mortgage in Alberta?
Your lender's renewal offer may not be your best option. Before you sign, let me compare rates and terms across multiple lenders to make sure you're getting a deal that truly fits.
Why compare before renewing
Most lenders send a renewal letter with their standard rate — not necessarily their best rate. By comparing options across multiple lenders, you could save thousands over the term of your mortgage. Even a small rate difference adds up significantly.
Many homeowners sign their renewal without shopping around, simply because it feels easier. But a quick review can reveal better rates, more flexible terms, or features that better match your current situation.

When should you start reviewing your mortgage?
Ideally, start reviewing your options 120 days before your renewal date. This gives us enough time to compare offers, lock in a rate, and make a decision without pressure.
Some lenders allow discussions up to 180 days before maturity — and in some cases, even earlier. The key is giving yourself enough time to make a thoughtful decision rather than a rushed one.
If your renewal is approaching within the next 12 months, reviewing your options early can help you avoid rushed decisions.
Situations where a renewal review helps
- Your current lender's renewal rate seems higher than expected
- You want to compare options before committing to another term
- Your financial situation has changed since your last term
- You're considering switching from variable to fixed or vice versa
- You want to explore prepayment flexibility or other mortgage features
- Waiting too long to start the process
If any of these situations apply to you, reviewing your mortgage options may help you better understand the choices available.
What I review for clients
- Your current mortgage rate, term, and remaining balance
- Prepayment privileges and penalties
- Fixed vs. variable options across multiple lenders
- Amortization strategy and long-term cost
- Overall mortgage structure — not just the rate
Every homeowner's situation is different, which is why reviewing the full mortgage structure — not just the rate — is important.
